  • Tensile fabric tents

Hyperbolic tensile sail canopies provide a cost effective and aesthetic method of providing roof shelter to a building.
These can be single or double or a multiple depending on the size of surface to be roofed.

The structure can be architect designed to be very simple so as to allow for lots of movement below.

These tensile hyperbolic sail canopy tents are very suitable for roofing the front and backyard of residential houses.

Various architectural landscape designs and shapes can be done for the ground area to be roofed.

The tensile canopies can be architect designed into various interesting shapes which provide alot of space to move around in the area covered especially when supported by just one steel structure as below.

Jomo Kenyatta International Airport also has utilised similar shapes for their terminus.

a4architect.com begins the process through architectural design so as to capture the architectural design that the client would like to achieve. Once this is done, the implementation part commences with construction till completion.

  • Tensile fabric canopies and roofs, Kenya.

Tensile fabric canopies and roofs have an advantage in that they are light weight, hence less materials are used to support them, ensuring cost savings.

Tensile fabric roofs are also unique in architectural design, offering aesthetics that are good for attracting customers if its a business or ‘feel good’ achievement if its a personal residential house or office.

Tensile fabric structures can also span and cover large surface areas, hence suitable for large buildings such as churches or malls.

a4architect.com provides custom made bespoke designs for tensile fabric roofs and canopies that will fit within a particular client’s architectural requirements, budget and space. Structural design to ensure the tensile fabric tents withstand wind pressure is also included in the design.

Businesses such as petrol stations that need to stand out from the crowd are very suitable for use of the tensile fabric canopy roofs so as to attract more customers.

Churches and social halls that are on leased lands and thus require frequent moving are also suitable for using this tensile fabric tent method.

Nairobi Chapel along Ngong road has already utilized this method to house themselves.

The popular Churchill show on TV also utilises these tensile tents due to their ability to house large numbers and be easily dismantled and assembled at different sites.

Tensile fabric canopies are also a good way for covering outdoor sitting areas for restaurants.

  • Rotary Club of Ngong Hills Boda boda shed.

The Rotary Club of Ngong hills boda boda shed is located at the junction of Zambia road and Ngong road.

The architectural design is inspired by the Ngong hills as viewed from Nairobi City.

The pyramidal roof peaks symbolize the Ngong hills peaks.

The pyramidal roof is at 45 degrees slope while the mid section joining roof is at 22 degrees slope, requiring significant skill to join these two different slopes together.

The unique architectural design will serve as a land mark that visitors to Ngong town can use to locate where they are. The unique design will also attract passersby to inquire about Rotary Club of Ngong hills, thereby increasing awareness and boosting new members into the Rotary Club of Ngong hills.

    Utility.

The Boda boda shed will provide shade for the boda boda motorbike rides who wait at the Zambia road junction for passengers. This will improve the quality of life of the boda boda riders and provide a better environment where the boda boda riders can engage with Rotary Club of Ngong hills and County Government of Kajiado so as to ensure the riders are impacted with safe riding skills for a better environment.

    Security.

The roof has been architecturally designed to contain several peaces of roofing sheets instead of a full uncut roofing sheet so as to avoid cases of burglary whereby burglars prefer a whole roofing sheet to be resold or reused elsewhere. In this case since the roofing sheet is already cut into a small piece, it makes it undesirable for reuse or resale.

The utility shop/room at the far end corner will also provide security in that when its in use, the occupant will take care of the structure in case of defacement by advertisement stickers or burglars.

The 3 inch wide support steel columns also increase security in that it takes alot of time to cut through this size of steel hence undesirable for burglars.

  • Mall Commercial Developments in Kenya. Anchor Tenancy

    Mall Commercial Developments in Kenya.

    1. What is the role of an anchor tenant?

An anchor tenant is a tenant that attracts a very high number of customers to a mall. Their role is to become the source of customers so that other tenants in the mall can also benefit from this high traffic. The architectural design is usually done in such a way that the customers walk past most shops so as to reach to the anchor tenants, increasing chances of impulse buying for the shops within the mall.

    2. Must an anchor tenant be a supermarket?

Any business that has a high number of visitors can act as an anchor tenant. Some anchor tenants are hospitals, power/water utility payment offices, fast food, petrol station etc.

    3. Recently, many anchor tenants, (supermarkets) have been in trouble, Uchumi, Nakumatt, and now Chippies. What options do developers with such large lettable space have ? For example, can a restaurant be an anchor tenant?

Developers can change the anchor tenants with one that is perfectly running. If its a failing supermarket, they can change it to a better one e,g Karen Crossroads mall had Nakumatt as its anchor tenant. When Nakumatt closed, they quickly brought in Tuskys as the anchor tenant so as to provide the customer numbers required to drive business to the other shops within. Equity bank was also serving as an anchor tenant but with less traffic than the supermarket, so it held the forte for a while as the mall managers organised for the supermarket replacement.

    4. Is the concept of the anchor tenant a global concept in malls?

Yes, the world over, malls usually have more or less the same operating principles of pooling resources to be able to offer better services and options to their visitors. A good architect knows where to position the anchor tenant shop so that the rest of the shops can benefit from  the high traffic.

As the old adage says, you catch more flies with honey than with vinegar, the trick with malls world over is to improve on the attractability of the honey to the flies, resulting in more customers.

  • How to get your own Home in Kenya through Sectional land ownership method.. 2019

Home ownership in Kenya can be achieved easily using step by step sectional land ownership method as below.

    Land acquisition.

Here the potential home owner will need to decide where they would like to live, land size they would like etc. Most people tend to want to live closest to their place of work, usually large towns or cities. In Nairobi for example, someone can decide to live in outskirts such as along Kiambu road, Thka road, Mombasa road, Ngong road, Kangundo road depending on their budget. The higher the budget, the closer the land will be to Nairobi CBD.

Land closer to the CBD but still out of reach to a potential home owner due to cost can be shared to reduce the costs proportionately. For example, a good residential plot 1/8th acre in Rongai near Nazarene University goes for kes 4m. 4 people can come together and share this 1/8th acre land and build 4 row house type maisonettes designed specifically for this market by www.a4architect.com.

www.a4architect.com has a portal where potential home owners wishing to share such land can put up their request and agree with others on the neighbourhood to settle on then a4architect.com goes ahead and comes up with the row house designs that fit 4 units in a 1/8th acre.

Potential home owners can click on the Submit Ad link here https://www.a4architect.com/classifieds/ and request to be linked with 3 other people in their neighbourhood who are willing to share the land in form of sectional land ownership.

From the above image, its easy to picture how the 4 row house maisonettes can fit within a 1/8th acre plot and give ample car parking space for 2 cars per each house.

The house is designed in such a way that more rooms can be added vertically on the others stories. The house owner can add the extra bedrooms in phases as their income increases. Every floor can have 2 medium sized bedrooms, assuming a maximum of 4 floors, these are like 6 bedrooms which should be more than enough.

    Actual Construction.

Once a potential house owner has acquired their section of land through sectional title or lease title, they can now go ahead and begin construction. www.a4architect.com can offer construction management services from the beginning until construction of the project. Safety factors in case of fire etc are well taken care of using party walls . Privacy issues are also well taken care of , with each house having its own gate and own parking space and own septic tank system.

House owner can choose the quality of finishes that they would like for their house, which in turn determines the cost of construction.

www.a4architect.com team is available to offer support and more information to potential home owners at any time. Visit our offices located at Karen Village . See map below

    https://www.a4architect.com/contact-us/

    Financing.

Potential house owners can use their savings to pool resources with 3 others to acquire the land. They can then save up for the construction and build in phase, with each floor representing a phase. Ground floor has the living room and kitchen. 1st floor has the 2 bedrooms. 2nd 3rd and 4th floors can house additional bedrooms or recreation spaces.

Personal loan types from banks are quick and easy to obtain. Construction loans are larger but take longer to process. www.a4architect.com can link potential home owners to banks that offer construction loans on friendly terms for faster capital sourcing.

    Joint Venture.

For potential home owners who have already acquired land but are short of financing for construction, a4architect.com can work with them to re organise and plan their land into 4 sectinal titles then they can sell of the other 3 portions to other people then they use the proceeds acquired to cosntruct their own land. For example, say they own a 1/8th acre valued at kes 4m at Rongai, they can sell off 3 portions and raise kes 3m which they can use to construct their own house in the remaining portion.
