Its located on a land area of approximately 100 acres, 2 nd row from Waiyaki way.

Controlled developments.

The developments inside are controlled by the Estate management to only allow Bungalow and Maisonette types of a particular ground coverage.
The resultant is order, which contrasts sharply with the unplanned neighborhood as shown below.

The plots are on average 1/4 acre in size.

Most plots are already developed with 4, 5 or 6 bed roomed maisonettes with DSQs . These sell for an average of kes 50 million per house in 2018. Vacant land 1/4 acre sells for kes 25 million, meaning an acre is in the range of kes 100 million in this neighborhood.

Roads.

Roads are made of tarmac and cover an average of 5 kilometers in total length.

There is a main circular ring road that cuts along the whole land , then s smaller ring road inside it and other ring roads outside the main road that feed into the main center ring road.

The main usage is residential, with commercial office use on the increase due to the proximity to the highway.

The area has got good security since there are a few entry and exit points to the estate, which are well manned by the security guards employed by the estate management.

Estate Management.

Estate management fees are kes 3,500 per home, which is a good deal since this enables to pay for security , garbage disposal, landscape maintenance and road repairs.
The area is generally well taken care of in terms of these services.

Conclusion.

Gated community set ups have advantages such as lower costs for services such as security, garbage, road repairs since people pool resources together to enable economies of scale.
This in turn enables a well maintained neighborhood, which results to increased property value, hence a win-win situation for the house owners.
